We were wondering if anyone on here has rentals in the area, how they have managed them, and how they feel about the overall investment.

Those things won't matter if your business crushes it. i feel like it would matter when those things add up and start tearing at ur profit If banking fees cut into your profit, your profit isn't big enough.

I’ve had many clients do a traditional 1031 and then they feel like they have a gun to their head with the shot clock.  

I do feel that rents are probably going to catch up over the next 3 - 5 years.

And a general contractor would NEVER sign a customers contract 

There are many loan programs to help out first time homebuyers so don't feel as if this is too ambitious when there are tools to help you out, like use here on the Forum!
