I am from England, so my questions might be culturally related.Question 1: “Ghetto areas” in LA

I’ve found a few promising properties in LA zip codes that, according to Best Places & City Data, have high levels of violent crime.In the UK, we’d call such areas ghettos and they are not worth investing in, as the tenants lack income, the monthly rental prices are low, and the property management companies provide a poor service.

Diversity of employment in florence seems pretty good for smallish city/town.

q=CFPB+complaint+lin...Sorry for a bit of diversion into an example,,, a story:   I filed a CFPB complaint on paypal.com, took me less then 5 minutes on the URL above, yes _THE_ paypal and poof, they contacted me in a few weeks and the big paypal stopped their preditory trying to force you to pay with their credit card they where trying to cram down ebay / etc payers. 

This is a larger city though and that may not be an option in smaller communities with a less diverse tenant pool. 

It seems wise to diversity though instead of owning one house, what not own two!

I call it diversity and it has worked well for me.

Neighborhood is rough in an ethnically diverse section, but property price and rents seemed good.

I believe it's different for every investor, as their goals and strategies are going to be just as diverse.
