If you're planning to sell later, Ohio requires quite a bit of disclosure about property conditions.

They’re fully renovated (or in good condition) and often come with tenants already in place, so you can start making rental income right away. 

And probably not a lot of competition.

Lately I am seeing many investors (new and experienced) feel the hit of the market conditions.

Look at their rental history, the conditions of their previous residence, and ensure they have a good track record with past landlords.

If that is true I would probably sell and buy in a place where there is less competition.   

Now we're seeing investors pouring money into buying Class C rentals - but, many are getting burned.In our experience & opinion, the main determinant of property Class is not location or even property condition, those are #2 and #3.

I found a house that needed work, but was also over priced by a tad for the condition.

If you've got people fighting over your listing and competition trying to get into the unit, then you're too low.  

Some buyers might see this as a bonus, while others may worry about tenant turnover or stigma, so it can affect the price slightly.Sell when the building’s cash flow no longer meets your goals, market conditions are strong, or you’re ready to reinvest into something else.
