If you can not find anything in the policy then I would ask your agent to highlight in your policy where it defines meth labs as a pollutant or excludes it from being considered vandalism.

Those two hypothetical fourplexes might appraise identically, but a lot of people would see solid value in getting to do their own tenant screening and include provisions in the lease that are important to them, since $6k might very well be less than the all-in cost of a single eviction, or remediating damage from a meth lab, etc.It's also possible the appraiser screwed up, and if you think that's the case then you'd be wagering another appraisal fee on that.

That's enough. if you want to make more money, I would focus on the following: get your property on booking.com, FlipKey, Airbnb, HomeAway. get a dynamic pricing utility such as wheelhouse or Beyond pricing or Price labs.

List the property on the market, and disclose that mold was found in both the unit and in basement but the unit has been remediated, with proof of lab testing results + mention that the basement remediation is in progress and HOA is aware of it.The goal is to assure the buyer that the unit has been "treated", as there is no reason for buyers to go into the basement.Option #2:File a claim against the HOA's master insurance policy for negligence and lack of maintenance to the common areas (basement) and go through this process until it is hopefully resolved.
