I don’t know how many BP members own properties but I would assume thousands of members own 10’s of thousands of units.Yes I understand people buying 50-100-500 unit buildings need corporate protection.

If you take title to the property as an LLC with you as the only member (and that elects to be taxed as a sole proprietor) then the property will still be reported on your joint tax return and that would be fine.When you sell you can sell as that LLC and buy as the same LLC or another disregarded LLC, or as you, or as you and your wife, or as just your wife.

@Becky Hoffman If one member of the LLC does not care to have any claim to the property as you describe why can't the partner merely be removed from the LLC.
