A landlord has some obligation to provide, clean and safe housing, but he cannot stop a tenant from threatening someone nor can he kick the tenant out on someone's word.

My question is can he donate it to me and get a tax write off?

Can he back out because  he saw some rats in the alley the bldg lot.

Can he claim tax benefits next year?

I am going to use a real estate attorney locally in VA to help with the purchase contract, can he sign the contract representing the WY LLC, or do I have to find another attorney, licensed to practice in the state of WY, to sign the contract?  

If he cant help, which I think he can, he will point you in the right direction.
