When they prove they know their stuff, I'll listen and keep listening...when they are clueless though I know not to bother wasting any more of anyone else's time because they'll eventually run out of marketing dollars and disappear.

Now since you've got that other loan out, you need to see how much money you have left in it, but it should be enough to take care of one more purchase.Just make sure you run your numbers (alot more than just Rent minus mortgage) and you'll be set.Also, I haven't bothered to mess with my TSP so i don't know the rules and regulations with it, but see if you can use that money to invest.

Until you're really big, a large bank just can't be bothered with you.Depending on the size of the deals, you should also be exploring financing through Fannie / Freddie.

@Kim Meredith Hampton Kim, sorry to bother you but have another quick question and wanted to see if you had any information on it. 

Very few investors believe it is worth their bother to learn their tenants rights.

And if you can't beat me... this simply means you will not be ranking 1 and then why do you bother at all?
