It’s good advice but not practical as then no body needs any insurance.

As we shared in our earlier comment, there is a substantial body of work--from think tanks, academics, non-profits and journalists--that speaks to this matter. 

This implies if the LL takes one month to place a tenant and a couple hundred dollars doing the always tenant turnover items (for example we always change lock cylinders, shampoo carpets, chemically treat the drains, deoderize/disinfect including use of ozoner). 

Does any body have recommendations for appliances where to get them for a flip, obviously want it to look modern and good for new buyers however is Lowe’s and Home Depot my only options or is there other places I should be looking?

Around my area, where I do rentals. 3 or more unrelated people cannot co-habitat in a housing unit unless approved.Every town and county has such regulations, and you'll have to find the body that handles zoning or city planning and take it from there.

The honest truth is most brokerages want bodies, someone to charge monthly office fees and transaction fees. 

Also you can only do ground up or heavy value add in Ozones as you need to meet the substantial improvement test.

Has any body heard of such a thing?
