I just stop talking and just followed and spoke when spoken to And he low balled me Mind you i have a new kitchen new bathroom room all new plumbing and electrical i gutted this house to the studs and my house is almost $40k lower if sold at this price cheaper then lowest house over here that sold 

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).

I have seen houses where the departing residents took kitchen cabinets, bathroom vanties, toilets, suspended ceiling and hardwood flooring when they left. 

Any advice on how to give this bathroom some updates while not overspending?

A duplex has 2 kitchen (refrigerator, range, etc), water heaters, HVAC or furnace, 2x the bathrooms, etc.  

The downstairs neighbor came up to tell my tenant that he has a leak in his bathroom ceiling, which is right underneath my condo's shower.

First unit includes the first floor and basement, with 2 bedrooms and 2 full bathrooms.

New vanity - Asset??

Finishing the basement with another bathroom and bedroom as well as redoing the kitchen, and bathroom would very modestly add another 35-50k to the sales price.I feel a little bit burned out based on all the things I have had to fix already. 

This involved new windows, tile, refinishing cabinets, adding a bathroom, updating a front porch, and several other things to bring this property back to life.
