but end of the day lots of Black on your balance sheet simply is not a bad thing.. 

In short: A great accountant will help you get wealthy faster, a bad one will have you make mistakes faster, and no accountant will ensure you keep making the mistakes your currently making.

You have three choices...transfer the property and keep the loan in tact hoping they won't trigger due on sale, refinance into a loan that allows it, or simply leave things as they are. 

My assumption is that there are a lot of bad apples, and very few that actually care about the seller.

Bad management can tank a deal just as fast as anything else.Did you fire the manager and work on finding new management?

One incredibly important question, how are the reviews from the current listing and is there anything with the existing furniture that would give you a bad review?

But just hating on wholesaling in a wholesaling forum is so unbelievably pointless. its not dead per se  but it is starting to be regulated as it should.. oregon just passed their version. where to wholesale you now need a license and over site by the RE commission.. along with criminal back ground and a BOND.. and as we know not everyone can pass either of those with the bond being the tough one if you have bad credit your not getting a bond.

I honestly feel bad saying that because anyone that has saved up $25K to invest should be darn proud of what they have accomplished as that's no easy feat. 

Which is too bad because in the end, they left with nothing.
