The department store category and really big box 60k,100k sq ft buildings etc. selling mainly clothes and then smaller balance clothing stores in malls have been getting pounded the last 6 years.

I love animals, but I see it a lot where someone starts off with two dogs or cats and a year later, they have 40 because they can't find anyone to take the babies or afford to fix them all, so they start inbreeding and then it just gets out of control. 

Get disposable work gloves and wear clothes you can throw out if needed, remove as much as you can.

Plus utilities.It is THE most trendy area--small bistro restaurants, craft beer bars, used clothing 'boutiques', and 1 block walk to the subway.The other lives in 'up and coming' Bed/Sty. 

One thing that I haven't seen anybody mention is that the actual millennial generation is substantially smaller than the baby boomer generation is I watched a YouTube video making the argument that it wasn't millennials refusing to buy houses that was going to be a future problem for speculation builds but the fact that they're just weren't as many millennials available to buy or rent at all.

Long term with baby boomers a majority of net migration is moving to warm belt states.Memphis Invest also does Dallas Invest I think.

Paid house off in 5 years and with a new baby decided wife and I needed better schools/bigger house.  

Obviously, I want to make money, but not so I can live a lavish life with designer clothes or luxury cars.
