I bought my first tax deed this morning at the courthouse auction. 

Meeting the reserve is a good sign that your offer may be accepted, but most auctions on that site are sold "subject to" seller approval.  

I intend to seek referrals at local investment community meetings, as well as my own network, but I want to make sure I find an agent who plays this particular game - rehabs, foreclosures, auctions, etc.

@Justin Melton   consider consignment and estate auctions if  you are in an area that has them.   

My issue is that I don’t believe I’ll be able to get title insurance on this place for 12 months after the auction date.

I understand it is a riskier arena, but, I believe I have done enough ground work and have attended couple of court step auctions as well. 

I happened to start learning about private equity funds, stakeholder capitalism, and the housing crisis last week and also started getting more active on the BP forums.I posted about struggling with finding investors for syndication and got some good comments about why this is the case for many syndicators right now.One comment referred to something about FEMA flood insurance rate maps and that rang a bell in my head about a random old piece of land I got a few years ago when I was heavily into tax deed auctions in Florida.
