I have owned 4 short term rental in those markets.

These are top drive-to destinations for much of the Southeast, so short-term rentals here can generate solid cash flow, especially during peak seasons.The area is also seeing steady growth, with more infrastructure and amenities being added to support visitors and new residents.

Is that due to taking a short term loan for repairs?

It is mostly investors in and around the atlanta metro doing everything from Short TErm Rentals to househacks to longterm rentals to fix and flip. 

Short term leverage inherently increases our risk. 

I noticed their business is listed as an LLC on their Zillow profile, and we also found that they have a few other unrelated LLC businesses that didn’t seem to work out for them over the years and were short-lived.
