That price is a bit high , but if you have to pay for asphalt , and concrete , and there maybe water and electric burried there too , not an easy job .

Previous owner tore the tile off and put asphalt shingles on - which caused me to loose Historical designation.

My fault.The property is already permitted and approved for a 55+.Plus all underground utilities, drainage, basecoat pavement, septic and site work is done!

Besides the occasional stencil art on the pavement, another favorite was during the Google bus/tech shuttle protests a few years ago (they were protesting how tech shuttles quickly gentrified neighborhoods and put upward pressure on rents)- so at a protest in the Mission district they unfurled a huge piñata in the shape of a Google bus and started beating on it.

It has cedar shingles underneath 3 layers of asphalt, so it will need a tear off replacement.4) boiler is very old (1970s), but seems to work wellI suspect the first 3 items easily add up to $15k - 20k in near-term repairs.

Additional costs were the land (25K) pad preparation (including land clearing), culvert installation (and asphalt over it), gravel driveway, french drain system, landscaping / shrubbery, electric, water, sewer hookups, and the rest of the typical costs.

Im assuming this is a typical wood framed structure.I just designed one for a property in the middle of Newton NJ and am currently debating on purchasing a commercial space which will require a full FP system if I turn it into residential rentalsAs for general pricing assumptions; $20,000 to $25,000 for the incoming secondary fire service (can't use the domestic - must be separate feed line), back flow preventer, wet tap, pavement and back fill, FP riser, alarms, ect.
