Just notify them the animal is a violation and then charge them a monthly fee, demand they remove it, or whatever you want to do.

People fraudulently obtain an emotional support animal to circumvent the no-pet policy in rentals.

You could possibly do that by having content that is similar to theirs in a way, maybe not gaming, but similar in regards to the graphics, colors, animations you use, etc.

Use petscreening.com for pets and service animals (try not to allow pets if you can-only thing harder on a unit than pets are kids but you're allowed to say no to pets).

Have a list a questions like who is the rental for , number of people, number of animals , number of cars, desired occupancy date etc. 

I also know animals can wreck Havoc so I don’t want my house damaged.

We are dealing with an entirely different animal than we were back in 2008 so I don't think it's fair to compare this housing market for 2006-2008. 

Given that ANY tenant can get their pet anointed as an Emotional Support Animal and you can't do anything about it, I'd just assume they will have a pet and allow it upfront.
