Oh Boy, I went browsing today......and I found an old building with reatil space (leased) on first floor and 2 separate attached Studios, and a 1 bedroom apartment. 

Maybe you refinish the existing wood floors in the bedrooms rather than install new flooring.

Houston offers ample opportunities for BRRRR and other investment strategies.

For reference we see around 1000-1200/mo/bedroom.

Another option to consider is using the space for Airbnb or mid-term rentals.Here in Texas, basements aren't common, but I found a home where the third bedroom had its own entrance right off the driveway.

Best would be two bedroom and maybe one three bedroom, in that four unit. but that is a good dream. 

Currently have ceiling fans in the apartment and its a 1 bedroom. 

Essentially their model is to take a 3/4 bedroom SFH, put flex wall it to 6 tenants and rent out each room individually.

Would 100K get you a one bedroom apartment?
