Please pick apart my incredibly amateur strategy!

If you aren't involved in a major way you are trusting your property to amateur board members and contractors, lawyers and managers that will run up expenses in the worst ways possible.

Especially in the spring, everyone's testing the waters, trying to get out from whatever first-buy crap-buys they've accummulated in the last five or so years of frenetic amateur investing.

I'm treating this challenge as an exercise to expand my knowledge base as an amateur investor, not a professional.

Then, the person has to hold the filter in place with one hand while holding the filter in place, closing the filter door and trying to get the screws back in, or try to get those difficult sliding locks to line up while gravity is trying to pull the filter down, pull the door down and pull the amateur down off the ladder.

Just echoing what @Bruce Lynn says...this is NOT a job for amateurs.

This moratorium will cause many people to have a knee-jerk reaction and now all the hobbyists/amateurs/speculators will move on to other markets, which we kind of needed to happen since it was getting way too frothy and bid up. 

Not a big deal but sounds like amateur, not professional trades were used.DM me.
