I believe it is best practices for active landlords to do at least a weekly search on Zillow et al. in their market.The landlord is in a far better position then any algorithm to assess the similarities and differences between units.

For example, Zillow could make it real easy for someone to go online and list their home for a flat rate, or even adjustable rates with different "marketing plans", and all Zillow needs is "listing specialist" (could even be a program/algorithm) to go over the submitted listings.
