My advice would be to partner with someone who has additional funds so you can buy something that is of quality. $8k won't get you anything in a class B or A market with 20% down or even 10% down. keep going though!

Your primary strategy should be to have the Contractor and all Subcontractors add you to their insurance policy as Additional Insured. 

The important factors of a consolidation exchange are the reinvestment requirements and the time frame requirements.

Perhaps you could consider hard money in addition to private money?
