Instead of trying to actively manage investments in singles and doubles have you considered investing passively in syndications?

You have to be an active manager and many current owners are not wanting a second job and are selling.

Not sure about maple heights/cleveland, but just down the road here in Akron, the Akron housing authority maintains a list of properties and landlords who are actively interested in providing section 8 housing.

I am not very good at being active on bigger pockets, however I just downloaded there app.

First, I'd determine whether you like to be active (managing your own portfolio of rentals as you are today) or passive (letting go of control and day to day decisions/operations).

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Again, I think from your posts that you are well ahead of many OOS investors actively building their portfolios who post on here. 

I activate them with my email, but tenants have to use their own subscription to the premium streaming services.
