We also agreed that the only backyard projects that would need the Architectural Committee approvals were projects that required permits by the city, so we're free to landscape how we wish, the concern was that the closest Home Depot or Walmart is 25 miles away, and if we see sales there on plants, we want to be able to pick them up then and there and know that we're okay to plant them, so it was decided that plants would be fine and not subject to AC approval in the backyard, we still need to address the front yard.

A commercial property leased to Wal-Mart, that has insurance, loss of rents is insured and where the rents are considerable, such short term rents might be factored for a few months or say for a year, but this is unusual today, primarily because making a commercial loan is more profitable.

If my tenants renew their lease, they are usually hit with a rental increase as well so in my letter my to them (LOL if I want to keep them) I write a letter thanking them for their business and letting them know their new rental amount and start date for that amount, then below I have check boxes that state "receive this gift with your renewal"I usually give them something like $50 to Walmart $50 to the local grocery store or a $50 Amex card and it's great because they are getting a freebie and I've just gotten their signature acknowledging they are aware of the renewal of lease and price increase.

I am also a bit culturally different from most people in the U.S. and can be quite blunt in my statements - I do not want a very emotionally sensitive person on my team.This will be a full-time job because I do a lot of properties - my business is like Wal-Mart's - high volume and low margins.I would really appreciate any thoughts and suggestions, including how much to pay the person, how to structure the compensation, what did I miss in my list of requirements, etc.Thanks for reading and for your advice and guidance on this very critial issue for me.
