FYI: I'm basing my response on my (admittedly limited) knowledge of contract law, gained through my undergrad and graduate degree.

At the time of purchase I was finishing up my undergrad, and I'm currently 4 months away from becoming a PA, with an expected annual salary of 90-100k. 

I got my undergrad in jazz performance from the University of North Texas in the fall of 2014 and have been working as a professional musician in the DFW area for almost 3 years now.

The mediocre professors were either still "attempting to do" or "had never done" and it showed.In my undergrad experience the most successful professors, with the most awards, patents, research grants, etc. were AWFUL lecturers.  

I'm an electrical engineer and my undergrad was in Physics, I play the guitar/bass/drums, and I enjoy trail running and hiking and am getting into paddleboarding.I've lived in and around Lebanon for about 20 years now, so let me know if you have any questions about the area. 

You can be successful with a relatively small amount of capital, knowledge and execution of a few basic principles, and a decent amount of drive.For what it's worth, I have an undergrad degree in engineering and a Juris Doctor.

The other syndicator I mentioned in my previous post had no relevant industry experience before getting into the game, but he bought his own assets before taking outside money and has undergrad and grad business degrees from a top institution.

I grew up in Atlanta but graduated undergrad from MTSU.

The undergrad and professional student population there makes it really easy to find tenants.

I forewent paying off my student loans from undergrad, etc. so I could buy leveraged real estate.
