Hello BPers - I am working with a seller of a mixed-use property in Silver Spring (20902 near Holy Cross Hospital) and I'd like to either wholesale it or keep it as a rental if I can make the numbers work.

I currently have $12,000 in savings, $6,000 in 401k, and $6,000 in gold and silver. 5 Year Plan1.

Chris,I am guessing by "Old Style Radiators" you mean the upright, silver cast iron steam or gravity hot water ones.You can box the old style radiators to update the look.

The silver lining of an event like this is the money spent for rebuilding and replacement of household goods will prime the economy.

It could be that some things aren't included in their "base" pricing which are included in the companies you are comparing against.I also think you might be cherry-picking Columbus - I don't know of any PM in Columbus who charges both a placement fee and a startup fee.As a point of reference, RL's amortized monthly charge for the first year on a $1,200/mo rental (Silver plan) per your example is $134, or about 11%.

I'm currently in Silver Spring. 

I have invested and looked a good deal in the fort totten area (the investment has been very successful), have also started to look around Silver Spring and Hyattsville.
