@Whitney Hutten Here in Ontario the Residential Tenancies Act makes it plain that a Realtor can show the property to a prospective buyer on behalf of the landlord after having given 24 hours notice.

What ever you choose, in Ontario, it is the responsibility of the landlord to do or have the maintenance done.
