My thoughts:$85k - purchase +closing costs$5k - Clean, minor repairs, paint(HVAC is new, laminate floors in good condition) Sell for $140k+/-(profit $50k) or BRRR which would leave me strapped for cash for atleast 6months.I currently have $50k to my name, a family member will loan me up to $25k, & $5k EM.

If your monthly payment is $500, and your closing costs are $5,000 then you would need to recognize $6500 (5,000 +(500*3)) with your bank sometime before closing.The nice thing is you could borrow money from parents or what have you then recognize the amount, then give it back if you're strapped for cash.
