Really good points about anticipating future costs and changes; they always miss this and only think of their best-case scenario.

When you're responsible for customizing the layout you can get more creative and find extra space a builder missed out on because they wanted to include some type of flex space or amenity room or it just didn't fit their box.

Obviously in a creative transaction there is extra appeal but even without the creative aspect it seems like a primo option - am I missing something?

Future steps will be getting engineering plans done for the road and utility work, a concept plan for the subdivision and getting it all approved from P and Z and town council again.I know I am missing steps in here but I wanted to type out a scenario so I can come back with questions when I hit some road blocks.
