For everyone else I just say "this is the amount your lease increased"The last thing you want is a tenant who calls you saying- "I spoke with Linda at the post office and she said she got her water bill reduced by...." or "I talked to my cousin and he said you should appeal the taxes."

@Linda WeygantPretty sure what @Dominic Franco means is that the personal use unit falls under the purview of vacation rental treatment (IRC Sec 280A).

You will wright them off but as a capital expense over the years like a roof/house purchase etc. once you post the house for rent then anything after that like utilities and basic repairs will be a monthly or same year wright off.
