How does everyone feel about investing in condominiums... especially long distance?

While an onsite manager is required for all multifamily apartment buildings over 16 units, does anyone know what the policy for condominium units?

An FHA insured mortgage may be used to purchase or refinance a new or existing 1-4 family home, a condominium unit or a manufactured housing unit (provided the manufactured housing unit is on a permanent foundation).

Private property rights seem so easy to trample...I'd also be interested in stories about HOA condominium townhome associations changing their rules about leasing that didn't turn out well--leasing was banned--where you had to sell and/or take a loss on your investment as a result.

We have developed general office/medical office, medical office condos, small office parks with individual buildings from 3,000 sq. ft. to 9,000, retail/office condominiums, etc.

I'm currently looking at a condominium asking for $60K with seller financing option.
