I'm actually hiring out VAs and always refining what I do.I'm a life time learner so I'm just looking for "best practices" or find out what others are doing when reaching out to landlords out of the blue.

If it were something ridiculous like 2% or 3% - I would then be very happy with this model and would question my motivation towards seeking a better model using ML.Note: I did compute the error rate for various distances and history length (e.g I used houses within 0.25 miles, 0.5 miles...10 miles) and 5% was the best.I'll have to look more into NN but my first approach would probably be to use some ensemble method.As I understand it ensemble is to use multiple weak learners in a network to yield a strong model.

Everything is an eduction and 10000 (only if you're not a good self-learner) is way cheaper than a college loan...wouldn't you agree?
