@Israel Torres Is like to hear more about how you identify props that may have these super-motivated sellers that are willing to finance at 0% for a time period.

@David Lust  I have sold about 500 props to all out of state investors, mostly CA, and Israel  all with net caps from 10- 25% ( though the 16-25% were , 4, 5 years ago )  most have never seen the property or been to Cleveland.

. ;)I'm probably a rarity, in that I was born in one country (Israel), migrated to another (Australia) and then married into a third (Japan) - so for me, investing out of state, country or continent was a no-brainer.

Israel is rapidly becoming a major incubator for huge tech innovations, and they can be found online.

I had unlimited buying from Israel, well they were doing about 15 per month ( did about 225 ) but then they got greedy, All the best
