One of my tenant works for an Industrial company in the area.

There is a great group of us who invest in the NL area if your looking for some folks to connect with.Now to your question, you'll find rent prices vary quite a bit in NL depending on what area of NL, but I'd be happy to give you our averages.1, 2, 3 would average $1150, $1300 and $1500. 

By analyzing metrics like average days on market over several years, I believe it’s possible to pinpoint investment opportunities in areas where specific property types (e.g., 2bd/2ba single-family homes) consistently perform well.Building on this, you can also analyze current rental rates relative to nearby "for sale" comps to estimate ROI.

What would you say is the average occupancy and daily rate for a 1500 SF 3 bedroom home in good condition around a mile from the beach / pier? 

@Dean Malka 10k for average kitchen and 5k for average bathroom Flooring is $4 a square foot for LVP HVAC $5k Electrical panel $2k.This is all ball park.

But then i look at general rental data from  rentometer or rent cafe and I generally see averages around 1600. 

If you are near any industries or Hospitals it may be worth looking into MTR's as well!
