I gaining traction in the Architecture portion of development for all three areas you mentioned however, typically on lots that are already established and/or infill development in urban landscapes.

Always run title to check for any clouds, try not to gamble on super small tracts of land like this unless confident in own title searching capabilities.

Short term "quick money" kinds of opportunities don't really appeal to me as I view it more as gambling.

Have the LLC established when you decide to offer on a property as the offer, insurance, title, and loan will need to be in the LLC's name. 

The company doesn't really have a "credit score" or "eviction history" so I'm thinking about asking for 1.5x or 2x monthly rent as a deposit (we normally do 1x month rent) just like I would for a tenant without established credit history.Thanks!

I just shy away from places without strong established tourism markets i.e. growing urban areas, national parks, beaches etc.
