Electronic locks are incredibly quick and easy to do, although not remote.

I reckon using an electronic door lock would help - that way they won't have a copy of the key and you can still do showings without anyone being present.

I would try and use some alternative electronic method going forward if they allow it.

In Canada that is a common way to transfer funds electronically.

They can do a zoom meeting with you to go over the documents (they will have electronic copies and can screenshare) and use something like docusign for your signature. 

I personally like to walk/talk through the lease with the tenant even if it's by phone before sending it electronically for signing. 

Hypothetically, if documents can't be recorded electronically or physically for whatever reason, it shouldn't be a roadblock in a legal sense because non-recorded Deeds and Deeds of Trust are still binding in TX.However, if the lender requires the documents to be filed before they fund the loan, that's a lender-specific policy and any exceptions would be at their discretion.

From there, applications, background checks, and lease signing can all be handled electronically to get someone in.
