Please get to the point, I have read some of the paragraphs, and most of them are disconnected from your synopsis. 

@Dick Rosen - yes, I'm still seeing strong competition from buyers in my markets, which just seems completely disconnected from the reality of the current economic situation. 

I think I just have to make the disconnect/ boundary where I can show them the resources I use and help when I can instead of burning myself out.

Moving Costs - To tear down a mobile home (removing awnings, splitting double wides, disconnecting utilities, etc), install hitch/axles, move to the new location, permitting/inspections.... you are looking at a 2 month process that will cost anywhere from $7500-15,000 (single vs. double).

Assuming there is no coolant left, kill the power to it, disconnect it, and take it to the scrap yard.

Make sure when talking to electrical contractors you tell them you won’t be removing the k&t, just adding new wiring and disconnecting the k&t.  

Can't tell you how many pro formas I've seen with low or no vacancy reserves... completely disconnected with reality and poor planning in my opinion.

Under no circumstances should you take action on your own such as disconnecting utilities, changing locks or posting a notice without their guidance and a legally signed eviction order by the court. 

Just my 2 cents here, I think there is a disconnect unfortunately between a 5-star review on an STR and say for an Amazon product or restaurant visit.
