You’ll find a large delta between properties when estimating income though.

The Tulsa area is a little smaller - and I’ve often said and I think I’ve been quoted saying - Tulsa is where OKC was last decade… that hard to find delta of opportunity with upside and affordability intersecting. 

What is the delta now ?

I know Delta and Moen are legit for faucets, but what about toilets?

Fix that delta (as a %) and calculate a new rent price every month.

If delta is just 50 basis points more for much higher risk then no way.
