Cost me $375/month (3 month minimum so I'll probably just move the same stuff and a few other pieces to my other vacant property that isn't selling either) and $200 for delivery/set up/pickup.I also took a bunch of artwork and random items from my own house and set it all up there, brought in some fresh flowers, and I set up the pub table with two glasses, napkins and a bottle of wine for a nice visual.

The earnest money is the "consideration" which accompanies the "offer" which if it becomes a contract and completes delivery is required have consideration to make it a binding contract.

Just keep in mind that we're not dealing in illegal products but simply need to manipulate our delivery.In regards to the delivery, my method is similar to what Bill suggested in that the mobile home is a rental until the last payment is made at which point I agree to give the title to the tenant-buyer due to the ending of the useful life of the mobile home.This is far from being a perfect strategy, but it's working for me right now and I'll adapt when necessary.

We wait until we've taken possession and have done at least a few days of prettying it up so it shows as well as possible.If we post For Rent signs in the lawn or in windows it stops mail delivery, so we don't use that clause any longer.Agree the focus should be on retaining current tenants, maybe offering discounts for renewing leases and focus on keeping them happy.
