This may be more of a question for a lawyer, but from a tax perspective, that's my input.It's also worth looking at the sec. 121 home sale gain exclusion to see if it might be something you qualify for in order to take advantage of the exclusion amount since you mentioned it was a previous primary residence.

How long from the time of application and until getting the funds.Me and my delinquent tenant filled out the paper work May 9th right before closing of the program and it still says ready for review.I am in eviction court as we speak and just got done with the 28day ERP BS and to be honest if I had to do it all over again I would have filed earlier and used a lawyer.

I know a lawyer in Texas who is happy every time she receives a call from investors because she will go after them.She is crazy because she is an investor, too, but I guess she found a way to make money, which is ridiculous

That's why I tell my clients (and for my personal properties), only to rent to someone who can be garnished down the road.If you need a lawyer for all this is a personal decision.

It has to be much higher than $10k to be worthy of getting a lawyer to pursue (assuming you do not have a friend as a lawyer) as it likely will be $5k minimum in legal fees.2 decades ago I had a $45k non disclosure issue ($45k two decades ago was a lot more than $45k today) in San Diego.
