That's not bad advice per se as I see a lot of overpriced SFs and multis selling around campus, but that's kinda a sweeping judgement to make just bc there's a lot of new student apartments going up.

I've bought plenty of one off, small balance commercial NPN's from "What's in your waller" over the past five years along with assets from Synovus (SE part of the country), WF, and other regional banks.If you are looking for residential assets, there are those banks that will sell one off's but its a matter of dialing for dollars to find them.

@Jay Hinrichs I mentioned many times in my post that Wholesalers are selling without a license and that was the main difference between agents and WS (Wholesalers ) in getting tired of typing Wholesalers so it's now WS, I'm not sure it's illegal to sell real estate without a license in every state, maybe se states do require one.
