Anonymity?  

Some tenants or owners are generous enough that they donate their time to call the city and post an anonymous complaint in your behalf right after you finish the sale, especially if they got kicked out or they are not happy in selling the house.

Trusts are more useful for anonymity than liability protection (excluding spendthrift protections).

I need to know the ways/methods by which I can remain anonymous to the seller and complete the sale. 

(With a name like mine, attempting to be anonymous is a waste of time, so I just say...Here I am!)

You'll find folks with experience, deals, tips on turnkey note vendors and who is good/bad/otherwise.BP is a good place to network as well, though the distance & anonymity factors require extra diligence.Focus on building the complete set of circumstances and partners to be successful: note borkers or originators, title company, a good attorney to help you with diligence and contracts, and a good SDIRA provider - not just a paperwork processor or document provider, but a company with experienced investors on board who can help you make sure you are headed down the right path from day one.

I thought a land trust only provides anonymity not protection from being sued.

I've been a long time lurker -- reading the blog posts, browsing the forums anonymously, and listening to podcasts, but I thought I'd finally get involved with the community / forums for once.As my title says, I'm based in NYC and besides a good chunk (in my opinion) of book knowledge, I'm still quite a bit of a novice.
