These are legal questions, it would probably be advised to seek an attorney to draft language that woukd protect your interest such as provisions that would revoke, reduce, terminate, or alter the option agreement in the event the adjoined lease agreement were defaulted upon and definition of default to be labeled clearly.I invest and I do loans not legal matters but that's how I would approach it.

For example, my lease has a clause that states (in part) that the “Tenant shall not make any repairs, alterations or improvements in or about the Premises without the Landlord’s prior written consent.”

I keep a template in gmail for each property ad that I've slightly altered over the years...This might not be a popular move with people in here- but when I just want to rent a room quickly, I'll post an ad on Monday morning with something along the lines of "HALF off first month's rent if lease signed by next Sunday!"

Just make sure you run these alterations of your lease through a local lawyer who is familiar down to the county and town codes for what's legal.

Not collecting them within a "reasonable" time of when they're due has been court interpreted as constructively altering the lease to eliminate late fees entirely.So at least in Ca, you'd best collect the late fees as they accrue and not wait until later.

I suggest this for a couple of reasons:1) Tenants can easily alter the credit report/history they supply you; and 2) The fine print of the service agreement to which the applicant consented prior to pulling their credit report, undoubtedly states they are not allowed to share the report or use it for any purpose but informing themselves of their credit score.

They routinely scan in plans without stamps, work up a materials list to quote you and stamp the plans for free if you agree to buy from them (after making some minor alterations if needed to provide their stamp).If you already know who you're going to use for framing materials, this might be your best bet.Good Luck,Chris
