In my case this tenant strung me along with "I can pay on" and "As soon as we get our tax return" etc. in fact the tax return excuse is what kicked of the late paying snowball that led to eviction.My mentor does this and has a large portfolio and his results have been great with this system, evictions and late pays have drastically been reduced.

Those traits led me to study Electrical Engineering, and they are also how I learned about Real Estate Investing. 

I know there are a lot of different marketing strategies out there for wholesaling but can ya'll share what has been the most effective/ has led to the highest percentage of lead generation for you?

Hello BP community - I'm reaching out with a question following a series of events (some mold related) that has led to 3 of 4 college tenants in my SFR having their parents request release from their lease 3 months early due to perceived air quality concerns.Background (University rental in MN - lease started Jun 17 with 4 college roommate - parents cosigned and pay rent):- In Sep 17 we had a minor roof leak that was corrected immediately (flashing)after notification with only minor paint damage and no sign of mold (from the attic or interior wall). - In Nov 17 tenant's parents (these are college students) call my property manager to report a broken dryer and mold growth in the basement laundry room, a bedroom above the laundry room, and in the bathroom.

This is generally what led me to note investing, since it can allow you to be relatively location agnostic.  

Those couple bad deals, led to me assembling thousands of good ones. 

They wanted to help individuals in tough times (now this is not a bad thing) and it led to several individuals really taking it too far.  

Some of my research led me to believe that perhaps the joint purchase by a married couple (tax entity A) would disqualify me from the exchange, because the new purchase would be solely in my name (potentially tax entity B).2.

That led me to researching a bit more.  

I came across a lot of videos by Brandon Turner and most of what he said made sense, so I figured I'd do more research about BiggerPockets which ultimately led me to join the site.
