The heater is of 1940s vintage and a big time fire and CO hazard, so now I have some new heaters en route from Amazon to replace all of the outdated heaters on the property.

This, however, is wildly exaggerated by the fact that the cycle has changed, and the growth seen between 2011 and 2018 is unlikely to continue en-mass going forward.

My reasoning is (assuming I can even put a deal together) that I can find all of the people needed to take care of the property en route.

@Joseph Cho I would consider getting something that is a little distressed and/or a property that you can add some value to in way of repairs, fixing deferred maintenance, making general improvements, maybe adding a bathroom, etc.
