I have been wondering if it is worth it as I have heard positive and negative about the results. 

I always wondered about this and houses with fire damage.  

I guess I was just wondering what kinds of questions you folks are willing to answer if any from third party people such as out of state investors, appraisers, etc.

My place is rehabbed and full of wonderful tenants so do not run from this IF its a deal!

Just wondering, if claiming a IRC 179 benefit is now fully permissible for rental properties (assuming they rise to the level of a trade or business) will claiming that particular benefit and claiming the IRC 199A benefit then raise my filing visibility?

What I wonder is if there is a small niche market of folks who would pay a premium (I.e., significantly above comps) for very high end finishes, particularly in a town that is known for historic preservation.

I am buying primary house (which I'll live in) with a separate duplex building in the back to make it 3 units in total.The quotes I have received are quite higher than I'd like for even half decent coverage so wondering if anyone has a good connection for this type of investment.
