Our lease requires 60 and it also has an ELT clause, but again she says that she will complete the term.This is a new issue for us and do realize its a business decision.Any suggestions on navigating these waters, or do I have to get fitted for a Simon Legree hat and cloak.

Also look at the monthly bills for electric and heating....and if there is a pool(s) the water evaporation replacement costs.Does it have 100 year old chimneys that are unusable and crumbling, needing expensive scaffolding re-pointing or removal.I'm just pointing out there are LARGE dollar outlays beyond normal for these big Trophy Homes that it would be smart to budget for monthly.Do you intend to ride a lawnmower and cut the grass yourself or pay for it--etc...

I guess from a developers perspective, I'd take an educated guess that if you had 2 properties right next to each other, identical in size, lot size, bedrooms bathrooms etc, but 1 a MFH & the other a SFH, it seems that the SFH would sell for more, and probably cost less (less framing, doors, windows, appliances, boilers / furnaces / water tank etc

My flooring guy advises to not do floating floor in a bathroom because water can get under the flooring and be trapped between it and the subloor.
