Use a system that is cloud-based, allows tenants to pay rent for automatic invoicing and late fees, includes a picture and video maintenance requests, and communication to tenants and maintenance people.

Hi @Reggie Maggard,I have been seeing more and more property managers using video walkthroughs in their listings.

I would also do a walk through video and get on camera the condition of place bc if you plan on keeping any of that money you have to be able to prove it if needed.

However, you make a good point that tenants may have an expectation and I would need to provide clarity if to pursue this. 

I think once I can do a thorough walk-through and really nail down the approximate repair costs, I'll get some clarity as to whether I do a flip vs. buy and hold.
