We have tospend time sending the file to and paying the attorney's, manage the tenant and the property in the meantime to protect the asset while they are still in the housedeal with whatever measures they take to prevent the eviction, (legal, pleadings from family or church members)liase with the sherriff's officechange the locks and deal with anything left behindclean the property and pay for trash removalspend $$$'s to upgradere-certify for leaddo multiple showings and vettings to refill the vacancy and maybe upgrade equipment in the house if necessary to secure the right tenantdeal with the uncertainty of not knowing when the vacancy will be filled or how the new tenant will performdeal with the utility companies and the city for any licensing issuestransition the new tenant until they are settled and familiar with how everything works.By contrast managing a habitually late tenant is childs play.

Preventing tenants from damaging my video recording cameras
13 May 2016 | 20 replies
None of the tenants objected before the video equipment was installed. But after the installation one of them didn't like the placement of one of the cameras (because it was capturing the path going to her apartment) so they are constantly hitting the camera with a long stick until it starts pointing to the roof. What can I do to make them stop messing up with the cameras.

installing central air/ raising rents
18 April 2016 | 21 replies
A full central air system is cheaper to run, far more effective, not to mention quieter and doesn't look ugly sitting in all your windows.I've done this long enough to see huge differences in electric bills between the two.I guarantee I have more experience with HVAC equipment than you.

If the lease doesn't specify the hose or garden equipment, I'd go by and take it and throw it out.

How do you evict a pair of drug dealers
14 December 2017 | 43 replies
Because I cannot single them out I had to do it everywhere so this costs me over $2,000.00 for equipment and installation.I talked with them again and I told them what my cameras have captured and gave them a 60 days notice to leave (breaking 12 months lease).I did talk to the local police department and I was told that unless I see them exchanging drugs for money there is nothing they can do and suggested I call them next time I see something happening so they can catch them in the act.The day I served them with the 60 days notice they told me that I cannot prevent them from doing their innocent internet business of selling cell phone batteries especially if it does not bother anyone.
