Part of the lease is "quiet enjoyment" and is just as valid a request as "rent is due on the 1st".

@Ryan Groene You make a very valid point that it’s not necessarily a bad investment, it just may not be as good of an investment as putting that capital to work elsewhere.

I think as long as you have a valid reason you can take video/photos as evidence for court proceedings.

Just because you have to have valid reasons to evict people, like not paying rent or causing damage or disturbance - or some other lease violation.

I do know I have heard about people using credit cards and buy gas/groceries etc and paying off after it posts to improve it quickly.
