Wow, what a unique situation.

So as we watch the market shift, less disciplined investors being distracted by shinny objects, and reckless imprudent choices developing all around us, I ask one question: Are you keeping your powder dry?

I'm not saying I don't here, but I guess my question or what I'd like input on is how you view the market timing question vs. the honest and objective deal analysis part of it - ie ROI etc. 

This is something that can be explained pretty easily in a single conversation, but I have found the forums a challenge to hold an objective conversation for this.

I am getting ready to refinance and my main objective is to obtain a lower interest rate, thus lower my payments. 

I know I live in a very unique MTR environment with more universities within walking distance of all of my properties than anyone else on this continent, but I do want to add to the list of potential tenants, visiting scholars.If your property is near a university or college, visiting scholars are also potential tenants for fully furnished MTRs.

If they are ripping off realtors, then of course, I don't blame them for objecting and discontinuing cooperation.

Is it no longer possible to search members through unique filters? 

Also, a huge tip that I have recently discovered is to do open houses in either the median price range of the market or a very unique property. 

Seem kind of unique for property management, but who doesn’t want clearer communication with their tenants?
