@Kevin Delaney There is many ways of doing this from using software to installing certain plugins.

During the 1994 Northridge earthquake I started storing totaled MH's and derelicts at my construction yard then started dishing them off to ranchers and brokers from Mexico and was thereby required to obtain my manufactured home dealers license due to the volume of business I was conducting.I then used my dealers and contractor's licenses to purchase new MH's directly from manufacturers, installing them on lots/parcels and reselling or rent/leasing them.

If the market will pay $xxx for a new tile floor then thats what you try to get.

As to sources of funds, you have all the possibilities available, private money, HMLs, IRA, conventional or seller financed transactions as an installment.

I would like to get most of the construction done before I move in .I don't like the look of it now and am just trying to decide if it's going to be worth spending the $ to have that walk in shower look with New tile.

I tile my kit and baths, and sometimes upgrade my cabinets if I thing I can raise the rent a few bucks or rent it faster (less vacant time)NOW you can hold the PM accountable if they can not reach their potential rent goals and you can get a good team player to boot-
