I am also from Dublin and very keen to increase my investment activity in Dublin and surrounding areas, closing on my second investment (this one hopefully a bit of a BRRRR :)).

Like others mentioned some additional information surrounding the expenses would be helpful.

For the Philly Area, you are looking for around C class neighborhoods that draw the influence from the nearby hotter flipping territories while still benefitting from the lower price entry from being surrounded by a rental territory.

Either far out from Charlotte in surrounding towns and needing work or if they are in Charlotte, they won't cash flow like most investors are looking for.

That said, I am an investor in the surrounding area as well.

Let this be motivation to those of you on the fence  -  focus on basis (easier said than done in this market), be well capitalized, and surround yourself with a good team.
